Window repair

Main service

Sash cords and weights, balances, crank operators, locks and weatherseals. Kansas runs on both century sash and modern balances, and we carry parts for both.

Window glass repair

Cracked panes, hail damage, thermal stress cracks, fogged sealed units and crumbling putty — reglazed in the sash you already own.

Sliding glass door repair

Rollers, tracks, panel height, latches and seals. Grit, salt and clay movement do most of the damage to patio doors here.

Door repair

Entry, interior, closet and storm doors that stick, sag, drag or will not latch. The slab is almost never the part that failed.

Window screen repair

Rescreening, spline, corner rebuilds, custom sizes, and pet-resistant or solar mesh where the elevation calls for it.

Position

Almost nothing we are called to needs replacing

A sash cord parts. A balance loses tension. Four rollers flatten under a patio door. A strike plate drifts three millimetres and a door stops latching. These are components on an assembly that is otherwise sound, and they cost a fraction of what replacing the opening costs.

The reason replacement gets recommended anyway is rarely dishonesty. It is that the companies doing the quoting sell replacement units, and a replacement is what they have to offer. Jayhawk does not sell them. There is nothing on our price list except the repair, which is the only thing that makes our recommendation worth listening to.

When replacement genuinely is right — a rotten frame, a racked opening, a slab broken through rather than worn — we say so plainly, we do not quote you for it, and we tell you to call somebody else. That costs us the job, and it is the whole point.

Kansas conditions

Four hundred miles, three thousand feet, two climates

Kansas runs from humid eastern woodland to semi-arid high plains. A window in Overland Park and a window in Goodland are not having the same experience, and the same fault has opposite causes at either end.

Humid east, semi-arid west

Eastern Kansas summers swell timber sash and door slabs shut. Western Kansas is dry enough that the same components shrink, joints open and hardware screws lose their grip. Diagnosing a sticking window in Lawrence and one in Dodge City starts from opposite assumptions.

Expansive clay in the east

Much of eastern and south-central Kansas sits on clay that swells when wet and shrinks when dry. Houses move with it season by season, openings rack out of square, and doors and sashes that fitted for twenty years start binding on one side.

Wind, with nothing to stop it

Kansas is among the windiest states in the country and much of it is open ground. Sustained pressure finds every weak seal, and wind-driven rain, snow and dust get through gaps that would never matter in sheltered country.

Hail and severe storms

Kansas sits in the core of hail country. Glass and screen damage arrives across a whole elevation rather than one opening, and panes that survive visibly intact can still have lost their seal — which shows up as fogging months later.

One piece of Kansas window advice worth retiring

You will still hear it, usually from someone who heard it decades ago.

The myth

Open your windows when a tornado is coming, so the pressure equalises and the house does not explode.

The correction

It is wrong, and the National Weather Service has said so for many years. Opening windows does not equalise anything meaningful, does not protect the structure, and can let in wind and debris that would otherwise have stayed outside.

What it costs

Seconds you should be spending getting to a basement or an interior room. That is the real harm in the advice, and it is why it is worth correcting even though it has nothing to sell us.

What we do say

Leave them shut and go. Afterwards, if a storm has been through, have the whole elevation looked at rather than only the pane that obviously broke — seal damage from hail and debris shows up weeks later.

Wichita & south central

Wichita, Derby, Andover, Newton, Hutchinson and El Dorado. Expansive clay, serious hail exposure and a deep stock of post-war housing all reaching the age where balances, rollers and seals fail together.

Kansas City metro & the east

Overland Park, Olathe, Lenexa, Shawnee, Leavenworth and Kansas City. The most humid corner of the state, with older housing stock, wood double-hung sash and the worst of the clay soil movement.

Topeka, Lawrence & the northeast

A great many century homes and a substantial rental market, where painted-shut sash, tired balances and turnover repairs make up a large share of the work.

Salina, Manhattan & north central

Limestone country and farm towns. Drier than the east, windier than most places, with openings in older stone and masonry buildings that moved generations ago.

Western Kansas & the high plains

Garden City, Dodge City, Liberal, Hays and Goodland. Semi-arid, high, exposed and dusty. Timber shrinks rather than swells, dust gets into every mechanism, and wind is a constant structural load rather than an occasional event.

Do you sell replacement windows or doors?

No, deliberately. It is the whole reason our recommendation about repairing yours carries weight.

Q2

My sash will not stay up.

A cord has parted on older wood sash, or a balance has failed on a newer one. Routine either way, and neither needs a new window.

Q3

My windows fogged up between the panes.

The sealed glass unit has failed and moisture is inside it. We replace the unit in your existing sash; the window itself stays.

Q4

My patio door takes two hands.

The rollers have flattened or seized and the panel is dragging. Grit and salt do most of that damage here, and it is a one-visit repair.

Q5

Everything sticks in August and gaps in January.

Timber moving with the humidity, and on eastern Kansas clay the ground moving as well. The fix is adjustment set for the range, not planing for today.

Will you come out for one small job?

Yes. Screens, locks and strike plates are a normal part of the week. Mention anything else while we are there, because most of the cost is the visit.

Do you do rekeying or lockouts?

No. We are a repair and alignment service rather than a locksmith, and we will say so rather than take the job.
